How do I know if my property needs asbestos testing in Sydney?
If your home or building was built or renovated before the late 1980s, or you’re planning works that will cut, sand, drill, remove tiles/roofing/walls, it’s smart to test any “unknown” materials first. Asbestos can not be detected by eye, but only by lab results.
Asbestos testing usually involves a site check, then small samples taken from suspected materials and sent to a NATA-accredited laboratory for scientific analysis. Suspected materials should be handled as asbestos until it is proved otherwise.
Lab analysis (testing a sample submitted) is normally between $40 and 140 per sample. In case you require onsite inspection and sampling, the overall price will depend on the property size, number of samples, access and urgency.
When done correctly, testing is low-risk because it uses controlled sampling to minimise fibre release. To be on the safe side, children and pets should be far away, and suspect materials should not be handled or disturbed by individuals.
You can arrange your own lab test by sending a sample to an accredited lab, but the risky part is collecting the sample (disturbing fibres).
